About the property

Golf View Estate, commonly known as Githingiri, is an open residential neighbourhood beside Thika Sports Club in Thika. It brings together individually built bungalows, maisonettes and larger family homes on private plots. The estate has an open road network, with separate gates and boundary walls around individual homes. Githingiri’s character comes from the people who have built here over time. Along the same road, a single-storey bungalow can sit beside a multilevel maisonette, an established garden or a house under construction. Homes differ in architecture, size and finish, giving the neighbourhood a variety that extends beyond the bedroom count. Buyers can choose between an existing home and a residential plot for their own build. Access is through the Kang’ethe Road and Thika Sports Club approach, with connections towards Delview and the Thika–Kandara road. Thika Sports Club, Delview and neighbouring Bendor are the main local landmarks. Thika town provides the wider shopping, banking, school and healthcare network, while the highway connects the area with Nairobi and other towns along the corridor. The nearby golf course is central to the area’s identity. Thika Sports Club is a separate members’ facility on Kang’ethe Road, with its own membership and access arrangements. Homes occupy different positions within the wider Golf View neighbourhood, from plots close to the club to quieter residential roads farther inside Githingiri. Houses for sale and rent include three-bedroom bungalows, four-bedroom maisonettes and larger five- and six-bedroom homes. Private gardens, staff quarters, studies, additional lounges and parking within the compound feature in different properties. Some homes have electric fencing, CCTV, solar water heating and substantial water storage. Owners provide and maintain these facilities within their own compounds. Residential plots include 70-by-80-foot parcels, 75-by-100-foot parcels and quarter-acre plots. Water and electricity connections serve the neighbourhood. Paved approaches lead to a mix of surfaced and murram residential roads, with differences in ground levels and drainage between streets. Plot asking prices include KSh 5,000,000 for a 70-by-80-foot parcel behind Delview, KSh 5,500,000 for a quarter-acre plot near Thika Sports Club and KSh 6,500,000 for a 75-by-100-foot parcel. Plot size, access and position within the neighbourhood are important differences between these examples. House asking prices include KSh 25,000,000 for a four-bedroom all-en-suite maisonette with staff quarters on a 110-by-60-foot plot, and KSh 30,000,000 for a six-bedroom house on slightly over a quarter acre. A six-bedroom home with a private gym and extensive security installations is priced at KSh 52,500,000. Monthly asking rents range from KSh 60,000 to KSh 120,000 across the houses reviewed. Examples include five-bedroom houses at KSh 60,000 and a six-bedroom mansion at KSh 120,000. The choice ranges from homes in shared compounds to larger private residences, with the layout, finish and outdoor space shaping the rent.
