Thika Greens

Thika Greens is a 1,700-acre residential and golf development by Thika Greens Limited, approximately 5 km from Thika town. The estate combines three residential phases with an eighteen-hole golf course, a clubhouse, restaurants and resort accommodation. Its neighbourhoods sit on the Murang’a side of Thika, with access from the Nairobi–Thika–Nyeri Highway through Old Murang’a Road and Kandara Road.

The development began selling plots in 2009. Roads, water distribution, electricity and sewer infrastructure formed the foundation for the residential community that followed. Homeowners then built their houses within the estate’s development controls. That approach has given Thika Greens a varied residential character: individual homes, private gardens and landscaped streets, alongside the open ground of the golf course.

Phase 1, Waterfalls Country Homes, is the first residential neighbourhood in the development. It comprises 960 quarter-acre plots in a gated setting off Kandara Road, about five minutes from Blue Posts Hotel. Water, electricity, internal roads and security infrastructure are in place. An established community lives here, with completed homes alongside houses under construction. Waterfalls Country Homes has its own estate management and development rules.

Phase 2, Thika Greens Golf Estate, is the golf-centred part of the development, also known as Golf City. Its residential layout places homes and serviced plots around the course and landscaped grounds. The phase was planned with approximately 800 residential plots. The golf course occupies approximately 306 acres and provides the open landscape around which this neighbourhood is organised.

The estate offers serviced residential plots, including 100-by-100-foot parcels, with water, electricity and paved access roads. Controlled entry, perimeter security and round-the-clock patrols form part of the Golf Estate’s infrastructure. Buyers can choose land for an individually designed home, while existing houses provide another route into the community.

Phase 3, The Green Valley, extends the residential development beyond Waterfalls Country Homes and the Golf Estate. Its masterplan provides for approximately 1,500 homes, including apartments and retirement housing. Quarter-acre residential plots are offered in this phase. Together, the three phases give Thika Greens a range of residential settings, from the established streets of Waterfalls to homes arranged around the fairways.

The eighteen-hole championship golf course is fully operational. Its calendar includes social rounds, club nights, tournaments and interclub matches. A practice range, golf tuition, pro shop, caddie services, club hire and golf carts support players at different levels. For residents who play, the course makes golf part of everyday life, with practice and a round close to home.

The resort brings a social and hospitality side to the estate. Residents and visitors can meet for breakfast, lunch or dinner, spend time at the bar, or book an overnight stay. Rooms and suites, meeting facilities and event grounds accommodate leisure visits, business gatherings and celebrations. A swimming pool and spa add to the leisure facilities. The restaurant welcomes members and non-members. Golf club membership is subject to application, references and club approval.

Residential construction follows estate development controls. Approved architectural plans for townhouses and maisonettes are available, giving owners a starting point for their homes. Individual houses and gardens bring variety to the streets while the approval process maintains the estate’s planned residential setting.

The wider masterplan includes a hospital, petrol station, shopping mall, school, apartments, a retirement village and additional hotel and business facilities. These are planned components of the development, alongside the operating golf course and resort. The plan brings housing, recreation, hospitality and supporting services into one estate.

Asking prices for Phase 3 quarter-acre plots start at around KSh 7,000,000, Phase 2 quarter-acre plots start at KSh 12,000,000 and Phase 1 plots start at KSh 14,000,000. Houses in the estate average at around 40M all the way to 90M depending on the size, condition and level of finish.
